KBRA assigns preliminary ratings to Wells Fargo Mortgage Backed Securities Trust 2021-INV1 (WFMBS 2021-INV1)


NEW YORK–(COMMERCIAL THREAD) – Kroll Bond Rating Agency (KBRA) assigns preliminary ratings to 36 classes of mortgage transfer certificates from Wells Fargo Mortgage Backed Securities Trust 2021-INV1 (WFMBS 2021-INV1). The transaction is mortgage-backed for qualifying investment purposes by leading agencies. The WFMBS 2021-INV1 pool comprises 2,223 fixed rate first residential mortgages with a total principal balance of $ 525.4 million as of the October 2021 deadline. The pool is characterized by significant equity of the borrower in each mortgaged property as evidenced by the initial WA LTV of 66.6% and the initial WA CLTV of 66.7%. The initial weighted average credit score is 767, which is well within the range for prime mortgages.

KBRA’s scoring approach incorporated a loan-level analysis of the mortgage pool through its US RMBS mortgage default and loss model, a review of the results of due diligence of third-party loan files, a modeling analysis cash flow of the transaction payment structure, reviews of the key transaction parties and an assessment of the legal structure and documentation of the transaction.
